Your written proposal defines the work, allowances, and exclusions. Appliance purchases, specialty fixtures, glass, structural changes, and other project-specific items must be confirmed in that proposal.

What changes the budget

Where your choices make the biggest difference.

Layout and existing conditions. Moving walls, plumbing, or appliances changes the supporting work. Repairs uncovered during demolition can also affect the scope.

Cabinetry and surfaces. Cabinet size, quantity, construction, storage options, countertops, and backsplash selections influence the investment.

Showers and finish details. Shower size, tile, niches, benches, fixtures, custom glass, lighting, and trim all contribute to the finished project.

One room or connected spaces. A kitchen alone has a different scope from a kitchen connected to a dining room, laundry, or larger interior renovation.

Budget and planning questions

Clear answers for the decisions ahead.

Are these prices quotes for my home?

No. These are reference budgets for the example scopes shown, based on VanFleet Homes planning ranges. Your proposal depends on the room, existing conditions, layout changes, selections, and final scope. Smaller updates and larger renovations need their own estimates.

What should I compare between remodeling proposals?

Compare the same scope: demolition, supporting trades, cabinetry, surfaces, fixtures, finish work, design responsibilities, permits where required, and any exclusions. Check whether selections have fixed prices or allowances, and how additional work is approved.

How do allowances work?

An allowance is a budget assigned to an item before its final selection is confirmed. Your proposal identifies allowances so you can understand the starting budget and how your choices affect the total.

How long will construction take?

Timing depends on layout changes, material availability, trade coordination, inspections, and custom installations. We establish the schedule around the agreed scope and selections. Cabinet production and custom glass measurements can affect the overall timeline.
